Reprogramming a former industrial site as a hybrid civic landscape through adaptive re-use.
Te Rimutahi reimagines an underutilised site in the heart of Ponsonby as a hybrid civic landscape - part plaza, part park, part cultural platform. Emerging from a community-led design competition, the project proposes a new model of collaborative city-making that integrates adaptive reuse, sustainability and democratic public space.
The design responds to Ponsonby’s ridgeline history and its layered social transformation. Te Rimutahi references the traditional Māori walking track connecting Maungawhau through Te Uru Karaka to the headland pā sites, grounding the project in deeper narratives of movement, trade and exchange. The site’s industrial remnants are retained and reinterpreted, embedding memory within contemporary urban form.
The space is organised as a fluid sequence of internal and external rooms that mediate between street and green space. Existing structures are adaptively reused to frame gathering areas, while stormwater filtration, energy generation and innovative remediation strategies integrate environmental performance into the fabric of the plaza. The design balances urban intensity with openness, allowing the space to evolve through programmed and spontaneous occupation.
Te Rimutahi operates as civic condenser and community platform - reflecting Ponsonby’s culture of reinvention while reinforcing sustainability and inclusiveness. It demonstrates how landscape-led design can regenerate small urban sites into layered, adaptive public infrastructure.
